Property strategist

Property Brain — working out what someone should own, and in what order.

Strategy here means the plan behind the purchases: what a client should own, in what order, in whose name, and what each step does to the one after it. It is the work that decides whether a portfolio reaches four properties or stops at two.

What the role involves

1

Understanding what a client is actually trying to end up with

2

Modelling what each purchase does to the next one

3

Working with the lending side on structure and ownership

4

Setting the order of purchases, and the timing

5

Reviewing the plan as circumstances and policy change

What we are looking for

Genuine understanding of property investment economics, and enough lending knowledge to know when a plan will not survive contact with a lender's servicing calculator. You will work closely with the broking side, so being able to hold both halves in your head matters more than depth in either one.

You need to be comfortable with numbers that are estimates and saying so. A strategy built on a confident ten-year projection is a strategy that will be wrong. The useful version says what is known, what is assumed, and what would have to be true for the plan to fail.

Tell us how you would plan a four-property portfolio

Not a real client, just how you would think about it. That will tell us more than anything else you could send.
