Can a paramedic get an LMI waiver?

No lender whose policy document Money Brain holds names paramedics as a group it waives lenders mortgage insurance for. That is not a refusal: it means no document has been read that settles it either way, and this page says so rather than implying an answer. Every row was read on 2026-08-09.

Westpac names paramedics. Is that an LMI waiver?

No. Westpac's healthcare page, read on 2026-08-29, puts front-line ambulance officers and front-line paramedics on the list whose overtime and allowances can be assessed in full. That is an income rule. Paramedics do not appear on the professional list that waives lenders mortgage insurance. Counting more of the roster changes borrowing power, not the premium.

What decides a paramedic's answer, lender by lender

Who a paramedic waiver would be written for

A professional waiver tests registration with the Paramedicine Board of Australia, not the job title on a roster. The title paramedic has been protected in Australia since 1 December 2018. A paramedic holding current general registration is the person such a waiver would be written for — though on the documents Money Brain read on 2026-08-09, no lender names the profession.

Who is outside it in any case

Student registration is lodged by the education provider and is not practitioner registration. Volunteer ambulance officers, emergency medical technicians and patient-transport officers without Paramedicine Board registration cannot use the protected title. Office-based, communications and clinical-support roles are not front-line, and a lender writing a front-line rule means front-line.

A no by name is different from silence

A lender whose document names your profession in an exclusion has given a dated answer. A lender whose document simply does not list you has not. Money Brain publishes both, marked differently, because applying to the first is a wasted enquiry and the second is a question worth asking.

How much is LMI on a 10% deposit?

On one lender's published premium card, read on 2026-08-11, a 10% deposit is charged 2.10% of the loan between $300,000 and $600,000 — about $9,450 on a $450,000 loan. Above $600,000 the rate is 2.68%, or roughly $20,100 on a $750,000 loan. A waiver removes it entirely. Premiums vary between lenders; these figures are indicative.

What deposit do I actually need?

A paramedic using a waiver needs the lender's minimum deposit plus the purchase costs, because the waiver removes the mortgage insurance premium and nothing else. Stamp duty, legal fees, the building inspection and lender fees are still paid in cash, and those are the costs people underestimate when they budget.

How a paramedic's income is assessed, and what is not published

State service PAYG, or a private ABN

How a paramedic is paid changes the file more than the job title does. A paramedic employed by a state or territory ambulance service is PAYG: payslips, year-to-date figures and an employment letter. A paramedic invoicing through an ABN for private, industrial or event work is read as contractor income, and a policy written for PAYG applicants does not stretch to cover it.

Overtime, penalties and allowances

A weekday base rate is only part of a paramedic's income; night shifts, weekends, public holidays, on-call and allowances are the rest. Whether a lender counts that in full, averages it or discounts it is set per lender, which is why two lenders can read the same payslip and return different borrowing figures. The treatment changes capacity, not the premium.
